Under this model, a professional fee is agreed in advance.
Any seller-side compensation offered through the transaction is applied to your benefit first.

- if seller-side compensation equals or exceeds your agreed fee, your fee may be fully offset
- if seller-side compensation is lower than your agreed fee, you pay only the difference
- if seller-side compensation exceeds your agreed fee, the benefit may flow back to you depending on the agreement and transaction structure

What Is Not Included in Buyer Essentials
Buyer Essentials is a limited-service buyer representation option. The following services are not included unless specifically agreed to in writing:

- in-depth pricing analysis or detailed comparable market review

$7,500 + HST

Buyer Advantage is designed for Buyers who still want a largely self-directed search, but require more strategic guidance, pricing support, negotiation involvement, due diligence coordination, and transaction management.

- initial buyer consultation
- review of your goals, budget, timeline, and strategy
- buyer-led property search with strategic guidance
- comprehensive pricing strategy and market analysis
- up to 5 showings with agent support, in person or virtual
- offer preparation
- full negotiation strategy and representation
- due diligence guidance and coordination
- review and coordination of conditions
- transaction management
- closing coordination with your lawyer, lender, inspector, and other parties
Best For:
- Buyers seeking more guidance without full traditional search support
- repeat Buyers wanting strategic support
- investors seeking pricing transparency
- Buyers comfortable identifying properties but wanting negotiation support

What Is Not Included in Buyer Advantage
Buyer Advantage provides more support than Buyer Essentials, but it is still not a full-service unlimited buyer search program. The following services are not included unless specifically agreed to in writing:

- unlimited showings or unlimited property tours
- unlimited property analysis or detailed reports for every property considered
- ongoing construction, renovation, design, or repair advice
- investment, legal, mortgage, accounting, or tax advice
- post-closing services
